What's a good closing gift for a home buyer?

Will my client ever be charged automatically?
No — never. Their gifted year has no card on file, so nothing can auto-renew. Near the end of the year they see a clear note inside Tidings with a one-time continuation offer they can choose to accept. Or you can cover their next year and stay on their dashboard — just email us.
What does my client actually get?
A full year of Tidings Pro at no cost to them: a maintenance schedule tuned to their exact home and climate, manufacturer-specific tasks for their appliances, reminders, service history, and a monthly digest.
Is this allowed as a closing gift?
Gift rules vary by brokerage and state. Most agents treat Tidings like any other closing gift, but we're not your compliance department — check with your broker if you're unsure.
Are closing gifts tax-deductible for real estate agents?
Often, yes — many realtors deduct client gifts as a business expense. But the IRS caps how much of each client gift is deductible, and how a gifted subscription is treated depends on your situation. We're not tax advisors: check with your accountant before you count on the deduction.
