What's a good closing gift for a home buyer?

The classics (gift baskets, wine, engraved cutting boards) are opened once and gone or shelved within a month. A good closing gift is one your client keeps using: with Tidings you're giving a year of their new home's maintenance, planned for that exact house, with your name on it the whole time. It works as client appreciation later on, too. You can gift any client, not just this month's closing.

How do I set up a gift?

Fill in the short form on this page (your name, brokerage, and how clients can reach you), pay for your first gift, and your personal gift link is ready immediately. We email you a kit with the link, a printable card, and a message you can send. There's no subscription or minimum, and you can gift one closing at a time, as you go. Prefer to talk first? What does it cost?

Each gift is $60, flat. That covers one full year of Tidings Pro for your client, and you pay per gift, as you go: no subscription, no minimum, no inventory to buy ahead. Buy one at checkout, or a few if you have closings lined up, and add more any time.

Will my client ever be charged automatically?

No, never. Their gifted year has no card on file, so nothing can auto-renew. Near the end of the year they see a clear note inside Tidings with a one-time continuation offer they can choose to accept. Or you can cover their next year and stay on their dashboard; just email us.

What does my client actually get?

A full year of Tidings Pro at no cost to them: a maintenance schedule tuned to their exact home and climate, manufacturer-specific tasks for their appliances, reminders, service history, and a monthly digest.

Is this allowed as a closing gift?

Gift rules vary by brokerage and state. Most agents treat Tidings like any other closing gift, but we're not your compliance department, so check with your broker if you're unsure.

Are closing gifts tax-deductible for real estate agents?

Often, yes: many realtors deduct client gifts as a business expense. But the IRS caps how much of each client gift is deductible, and how a gifted subscription is treated depends on your situation. We're not tax advisors, so check with your accountant before you count on the deduction.

Can I gift more than one client?

Yes. Choose how many gifts you need at checkout; each client who claims your link uses one. To add more later, use the same form with the same email and they land on your existing link. Gifting for a whole team? Use the questions form and we'll set up a team pack.
